Welcome to the details which will ensure your new home is built in an Estate which ensures the character and quality of housing is maintained at a high standard throughout the estate. Please review the design guidelines, these provide a set of standards to ensure all buyers will have their new homes completed to a standard and quality that ensures the character of Brookview Gingin is well established and maintained for the benefit of all residents.
Local Development Plan
Attached is a Local Development Plan (LDP), setting out the key information for each lot that will need to be considered in choosing your block and planning your home at Brookview Gingin. The LDP includes information on the building envelope for each lot, offering space to site your house to maximise solar design principles, provide flexibility to retain trees on your lot to preserve the character of the area, and amended standard front boundary setbacks to provide you with more flexibility and space to build your home and outbuildings.
Sewer System
Please note that there is no Water Corporation sewer system in Gingin, and each buyer will need to provide a secondary treatment septic tank system and a designated area within their lot measuring 225 square metres to have a dripper/sprinkler system to dispose of treated water. The area to be set aside for LAA (Land Application Area) is flexible for each buyer to decide if they are watering lawns or gardens or other landscaped areas.
Siteworks
The Restrictive Covenants nominate that you must not vary the ground levels within your building envelope by more than 750mm (measured at the centre of the building pad on sloping lots) when undertaking siteworks for your house construction. The Brookview Gingin project team can put you in contact with local contractors experienced in providing quotations to undertake siteworks and construction of the septic sewer systems, as well as driveways and associated earthworks.
